Waterfront Office Campus

Two sinuous nine-storey office volumes with continuous ribbon balconies, planned around a shared landscaped court near the docks.

Context

A former dockside parcel with long east-west views and heavy afternoon sun.

Concept

The ribbon balconies are not decoration: they are the shading strategy, sized per orientation from daylight studies. Floor plates stay column-free at the corners so tenants can glaze meeting rooms with the best views.

Delivery

Design-development ran in ArchiCAD with Solibri model checking against the local fire code.

Impact

The campus pre-let 70% of its floor area before completion.
