Medical Office Building, Windmill Road, Dartmouth

Full MEP modelling and coordination for a three-storey medical office building at 370 Windmill Road in Dartmouth, Nova Scotia, designed by T.A. Scott Architecture and Design with MLE as MEP engineer of record. A coordinated 54-sheet installation set was issued in January 2026 and is now being used on site.

The brief

HarbourTown was preparing the MEP installation for a three-storey medical office building in Dartmouth, designed by T.A. Scott Architecture and Design, with MLE as MEP engineer of record. We were asked to model and coordinate the complete installation (HVAC, plumbing, domestic water, electrical and shafts) against the architectural, structural and sprinkler models, and produce a set the installers could build from.

What made it hard

Every discipline had to land in the same ceiling zones on every level, with sprinklers already fixed by another party and subcontractor shop drawings arriving during the process.

How we worked

We modelled all systems in Revit and issued reflected ceiling coordination plans early, so the tight zones were agreed before detailing started. Clashes were resolved through BIM coordination sessions, sheets per level and a shared query log with the team. Subcontractor shop drawings were integrated as they came in. In a final round we added the pipe and duct hangers.

What we delivered

A coordinated 54-sheet set with IFC and Revit models, submitted in January 2026 and updated with the hangers in March 2026. The drawings are being used for the installation on site.

What we took from it

The hangers were modelled on stated assumptions rather than calculated by a structural engineer. That was agreed and documented, but on the next project the hanger design (loads, spacing and fixings) should be confirmed by a structural engineer before it is issued for installation.
